Goal is the build a 2 story luxury custom oceanfront home in the Tuscan style with approximately 6,500 sq. feet of living space.

Standard Service Agreement used is from elance.com. 

Building Front Setback 30 ft. and Side Setback 4 ft. each side. 

Property Measurements are approximately 96 ft x  204 ft.  ,  around 4 ft elevation. rise from street.  Street Level elevation on left neighbor house and 4 ft rise on right side neighbor (same level as our house) Around a 10ft alley in the back of the house..  30 ft maximum height of building( use 29 1/2 feet)


Please advise if using AutoCAD or Google Sketchup or both.  Need be able to put onto website and printout on pdf/image file.   Need all files when done that are modifiable.
